Buying a Home – Choosing a REALTOR®
What you should know when choosing a Realtor who will represent your interests! To have a satisfactory experience when buying it is imperative to work with a true professional. Be direct and up front with your agent in describing your needs and timetable to allow them to better understand your circumstances.
Exclusive Buyer Representation: When you hire me, you get a support team of sales associates as a buyer’s agent to fully represent you.
- I will work exclusively on your behalf throughout the process, ensuring that your interests are fully represented unless you agree otherwise.
- I become legally and ethically obligated to work for your best interests, assisting you in defining your goals and helping to formulate a plan to meet them unless you agree otherwise.
- Informed agents know their community and its inventory.
- You will be able to rely on me as a market resource.
On-line Searches: Although it is probable that your search will begin online, it is recommended that you select a sales associate early in the process. Once your sales associate develops a sense of what you are seeking, they will monitor new listings coming on the market. In addition, you may receive automatic updates through our website of properties that meet your criteria.
Why You Want to Work with a REALTOR®: All of the Kinlin Grover sales associates are proud to be REALTORS® - members of the National Association of REALTORS®. As REALTORS® we must uphold high standards of professional conduct and adhere to a strict code of ethics. I am a member of 2 Multiple Listing Services resulting in a comprehensive inventory of real estate for sale in the area.
Kinlin Grover's Premier Service Guarantee: As a Kinlin Grover sales associate I give you my personal commitment to provide you with quality customized service that meets your needs. I will listen to your needs, establish expectations, make a commitment in writing, and then perform the service promised. Through the Premier Service program, every Kinlin Grover real estate client is asked to complete a survey evaluating the service they receive. These surveys enable us to document and track a record of superior service that no other company can match.
Agency Disclosure: In Massachusetts there is a state regulation that requires agents to disclose to the parties who they are representing.
- All agents are obligated to deal with both buyers and sellers fairly and honestly.
- Sellers' agents are expected to negotiate the best price and terms for the seller.
- Buyers' agents represent the buyer.
- Dual agency can occur with the listing agent works directly with a buyer and that requires the proper disclosure to all parties.
- When you meet with a Kinlin Grover sales professional, they will explain agency to you and ask you to sign the state mandated form.
